Atlanta Land Acquisition Manager

Position Summary:

This position is responsible for supplying the division with the best sites at the best price at the right time.

Essential Functions:  Core duties or tasks fundamental and not marginal to the performance of the job. 

  1. Maintain lot market information (zoning, price, terms and competition).
  2. Identify parcels and lots to determine community feasibility
  3. Meet with seller to discuss requested deal terms and seller motivation
  4. Prepare contracts on favorable land deals
  5. Present lot and land purchase opportunities to division President.
  6. Participate in division and asset committee review and acceptance
  7. Complete due diligence checklist
  8. Prepare life of community budget, asset community transmittal and asset committee book
  9. Obtain HUD and VA approval
  10. Determine needed changes to lot takedowns
  11. Establish the HOA management company for new communities and manage HOA for existing communities.
  12. Complete community design with Development Manager
  • Coordinate amenity requirements
  • Lot design and site plan
  • Update development budget
  1. Coordinate preparation of covenants, conditions and restriction, including recordation
  2. Obtain aerial photos of land purchased
  3. Create community fact sheet and enter community in Smart
  4. Prepare lot development budget with Land Development Manager
  5. Review real estate tax assessment and appeal if necessary
  6. Match long term growth plans to R-team capacity

Minimum Job Requirements:

Education:  Bachelor’s degree in Land Management, Business Management or related field.

Licenses, Certifications, etc:  None required

Experience: Approximately 5 – 7 years previous land acquisition experience.  Incumbent should have working knowledge of residential construction or similar industry.  Incumbent should have experience in supervising, coaching and developing staff.
