Atlanta Marketing Manager

Position Summary:

This position is responsible for supporting the Sales function of the company by providing consistent tools, programs, and processes that help the Atlanta Division achieve or exceed sales plan with operational excellence.

Essential Functions:  Core duties or tasks fundamental and not marginal to the performance of the job. 

  1. Manage the Atlanta Division Marketing Department by supervising the Digital Marketing Specialist and Marketing Coordinator(s) which includes training, weekly status meetings by community, and daily communication as needed for staff assistance.
  2. Prepare the annual Marketing budget for the Atlanta Division and manage it throughout the year to maintain a balanced budget.
  3. Establish and maintain an infrastructure that accommodates the marketing needs of the Atlanta Division.
  4. Be familiar with all products in the plan library and aware of all active communities. Maintain accurate plan descriptions and ensure marketing materials reflect continuous product development enhancements that are released monthly.
  5. Assist in maintaining the Marketing elements of the company SMART process model.
  6. Assist Division personnel with website management to provide online shoppers with the best presentation possible. Update content using website content management system as needed.
  7. Create and/or procure leveraged marketing materials such as product photography, lifestyle imagery and videography.
  8. Manage key programs and vendor relationships, such as:
  • Sales center build-outs and displays.
  • Model home merchandising.
  • Customer referral program.
  • Employee purchase program.
  1. Track digital marketing performance including website traffic and search campaign effectiveness and report weekly to all Atlanta sales and management staff as well as corporate marketing staff.
  2. With external support, lead the company’s effort to use email marketing for improved customer engagement and conversion by providing creative templates, list management guidance and email best practices. Analyze the recommendations and results from such practices.
  3. Attend Community Reviews in the field with Marketing Coordinator to provide Marketing statistics as well as provide creative suggestions for increased sales through marketing strategies.
  4. Effectively promote the Smith Douglas Homes brand and manage its reputation using resources such as:
  • Social media channels.
  • Earned media.
  • Paid media investments.
  1. Use SMART system to track actual performance against community traffic and sales goals:
  • Provide and implement community-specific suggested action plans based on data on an as-needed basis. Track and report results from marketing campaigns to appropriate management.
  • Share reports as appropriate with key decision-makers to optimize marketing efforts.
  1. Act as a subject matter expert for communities in need of additional traffic-generating solutions.
  2. Present at weekly sales rallies to provide Marketing updates, processes, and strategies to the sales team.
  3. Leverage preferred lender partner(s) to improve conversion and assist with budgeting contributions.
  4. Periodically audit MLS listings and provide feedback to Sales Managers for community correction.
  5. Perform competitive analyses as requested using industry data provided by:
  • MarketNSight
  • John Burns
  • Zelman

Minimum Job Requirements:

Education:  Bachelor’s degree in Marketing, Communications or related field.

Experience: Minimum of 5 years relevant experience.

Computer Skills:  Microsoft Office, e-mail platform experience, desktop publishing and graphic design a plus.
