We are looking for a Land Development Manager to join our team in the Birmingham, AL metro area. This position will manage and monitor the development progress of land and lots, and ensure new communities and/or lots are delivered within budget, in a timely fashion, and to the standards consistent with the expectations set in the Development Specifications and for the Smith Douglas Production model.
Meet with the Land Acquisition Manager to review new land deals, VDL acquisition opportunities, and provide input as requested.
Order and review third party reports during due diligence and confirm suitability for the intended use. Identify site constraints and propose solutions and projected costs as needed.
Work with project engineers, soil consultants, wetland consultants and other development consultants to complete lot fit exhibits, septic designs, lot matrices, fine grade plans, and erosion control plans.
Liaison with development partners and third-party fee developers during all stages of the development of new communities, delivery of lots, and completion of neighborhoods; and advocate for Smith Douglas’s interest.
Work with the Division team to identify mail kiosk locations, create monumentation and entrance plans, amenity plans, open space plans, and landscape plans; communicate to development partners when applicable.
Procure proposals and budgets for monuments/entry features, landscape plans, fencing, and/or mail kiosks. Obtain necessary approvals, easements, permits, and oversee installation.
Initiate the lot transfer process, inspect lots, and manage lot acceptance checklists through final of all lots, amenities, open spaces, and other common space areas within the community.
Inspect communities for completion and coordinate resolutions with development partners through the life of the project until all common areas are accepted by the HOA.
Minimum Job Requirements:
Education: Bachelor’s degree in Land Management, Business Management or related field.
Experience: Approximately 3 – 5 years previous land development experience as well as working knowledge of residential construction or similar industry.
Other: Incumbent must have a well developed network of land development related trades.
