Raleigh Land Project Manager

FLSA Status: Exempt, Full-Time

Position Summary:

As a key member of the Raleigh division’s land team for one of the largest and fastest growing private homebuilders in the Southeast, this position manage and monitor the development progress of land and lots, and ensure new communities and/or lots are delivered within budget, in a timely fashion, and to the standards consistent with the expectations set in the Development Specifications and for the Smith Douglas Production model.

Essential Functions:  Core duties or tasks fundamental and not marginal to the performance of the job. 


  1. Meet with the VP of Land Acquisitions and Development to review new land deals, VDL acquisition opportunities, and provide input as requested.
  2. Generate budgets with the VP of Land Acquisition and Development.
  3. Order and review third party reports during due diligence and confirm suitability for the intended use. Identify site constraints and propose solutions and projected costs as needed.
  4. Work with project engineers, soil consultants, wetland consultants and other development consultants to complete lot fit exhibits, septic designs, lot matrices, fine grade plans, and erosion control plans.  
  5. Liaison with development partners and third-party fee developers during all stages of the development of new communities, delivery of lots, and completion of neighborhoods; and advocate for Smith Douglas’s interest.
  6. Be familiar with Seller contractual obligations and notify the VP of Land Acquisition and Development of any breach.
  7. Work with the Division team to identify mail kiosk locations, create monumentation and entrance plans, amenity plans, open space plans, and landscape plans; communicate to development partners when applicable.
  8. Procure proposals and budgets for monuments/entry features, landscape plans, fencing, and/or mail kiosks. Obtain necessary approvals, easements, permits, and oversee installation.
  9. Ensure that lots are delivered on time, within budget, and to company standards; and project variances when necessary.
  10. Obtain and distribute copies of final plats.
  11. Initiate the lot transfer process, inspect lots, and manage lot acceptance checklists through final of all lots, amenities, open spaces, and other common space areas within the community.
  12. Inspect communities for completion and coordinate resolutions with development partners through the life of the project until all common areas are accepted by the HOA.
  13. Work jointly with Construction Managers to ensure lots meet specifications and the needs of production.
  14. Handle and resolve builder concerns after lots go into production.
  15. Review site condition variances quarterly with Construction Manager.
  16. Support the Construction team with erosion control measures and compliance.
  17. Effectively communicate and collaborate with internal and external parties and professionally represent Smith Douglas.
  18. Special projects or assignments as requested.

Minimum Job Requirements:

Education:  Bachelor’s degree in Land Management, Business Management or related field.

Licenses, Certifications, etc:  None required

Experience: Approximately 3 – 5 years previous land development experience.  Incumbent should have working knowledge of residential construction or similar industry. 

Incumbent must have a well developed network of land development related trades.

Technical/Professional Skills:  Understanding of the land development/construction process
